Should you pay upfront to buy down your interest rate?

In real estate, you can always pay "points" at closing to reduce your mortgage rate. On a flip, it's almost never worth it — your goal is to minimize cash in and hold as short as possible. On a rental it's different. Say your total investment is $200k. A 75% LTV loan at 7% costs $998/month. For $5,000, you buy the rate down to 6% — now $899/month. That's $1,200/year saved on a $5,000 investment: a 24% annual return. Rule of thumb: if the return on the buydown exceeds 10–12%, do it.
